As issues were noticed, subsequent covenants were modified from the original to address those problems.<\/p>\n<p><strong>What are the differences between the covenants?<\/strong><\/p>\n<p>There are several differences. For example, the placement of basketball goals is addressed for Phases 1, 2, and Phase 3, section 2. White\/bright rocks are not allowed in the front yards of Phase 3, 4 or 5. Phase 4 (Amber Falls) has a higher yearly assessment because they have their own front entrance. The houses were also required to be larger in Phase 4. This is not an all-inclusive list of differences. Please refer to the specific set of covenants applicable to your lot.<\/p>\n<p><strong>Can we change the covenants?<\/strong><\/p>\n<p>Yes. But, 90% of the property owners must sign an amendment and each signature must be notarized.\u00a0\u00a0 Any resident can initiate the process. It does not have to come from the HOA Board. Since achieving 90% threshold would show a clear intention of the residents\u2019 desires, the Board will cover attorney costs, etc. once the 90% threshold is reached.<\/p>\n<p><strong>Someone stole from my garage\/sped through the neighborhood\/damaged my property.<\/strong><\/p>\n<p>Call the Warner Robins Police Department. They base the number of patrols on the number of complaints. The more reports that are filed, the more attention our neighborhood will receive from them.<\/p>\n<p><strong>Can I display a political sign in my yard?<\/strong><\/p>\n<p>No. The only signs allowed are For Sale or For Rent signs unless approved by the ACC.<\/p>\n<p><strong>What happens if I don&#8217;t want to remove my boat\/trailer\/RV\/satellite dish etc?<\/strong><\/p>\n<p>The HOA would be required to have the attorney file a civil suit to have the boat, trailer, RV, satellite dish etc. moved which would cost approximately $1000 initially from the HOA funds. These costs start accumulating once the 10 day response period expires without corrective action being taken. If the homeowner doesn&#8217;t pay these costs back to the HOA within 30 days, a lien would be placed on the property. If there are not enough funds left to meet the budget, the dues to all homeowners might have to be increased to compensate. To prevent this expensive and unnecessary event everyone\u2019s compliance is encouraged.<\/p>\n<p><strong>My mailbox is damaged. Where do I get a new one?<\/strong><\/p>\n<p>Contact the HOA. The mailboxes come from Addresses of Distinction and are custom made for the Tiffany, but the HOA has procured a few to have on hand. A of D is no longer carrying the units or parts. The cost for the post is $240.75 + installation costs.<\/p>\n<p><strong>What requires a Variance request?<\/strong><\/p>\n<p>For more information\/details click the ACC\/Variance Request Tab above or link below.<\/p>\n<p><a href=\"http:\/\/tiffanyhomeowners.org\/index.php\/community-posts\/\">ACC \/Variance Request<\/a><\/p>\n<p>Any improvement as specified in Paragraph 2.5 of our Covenants:<\/p>\n<p>2.5 <u>Definition of Improvement<\/u>. Improvement shall mean and include all buildings and roofed structures, parking areas, loading areas, trackage, fences, walls, hedges, mass plantings, poles, awnings, clotheslines and drying yards, antennae, driveways, ponds, lakes, swimming pools, tennis courts, signs, changes in any exterior color or shape, glazing or reglazing of exterior windows with mirrored or reflective glass, and any new exterior construction or other exterior improvement. It does not include garden shrub or tree replacements or any other replacement or repair of any magnitude which ordinarily would be expensed in accounting practice and which does not change exterior colors or exterior appearances. It does include both original improvements and all later changes and improvements.<\/p>\n<p><strong>How do I request a Variance?<\/strong><\/p>\n<p>Send your request as specified in Paragraph 2.4 (provided below) of our Covenants by email to <a href=\"mailto:thetiffanyacc@gmail.com\">thetiffanyacc@gmail.com<\/a>.<\/p>\n<p>2.4 <u>Content of Plans and Specifications<\/u>. The plans and specifications to be so submitted and approved shall include the following:<\/p>\n<ol>\n<li>Topographical plat showing existing contour grades and showing the location of all improvements, structures, walks, sidewalks, patios, driveways, fences and walls. Existing and finished grades shall be shown at lot corners and at corners of proposed improvements. Lot drainage provisions shall be indicated as well as cut and fill details if any appreciable change in the lot contours is contemplated.<\/li>\n<li>Exterior Elevations.<\/li>\n<li>Exterior materials, colors, textures, and shapes.<\/li>\n<li>Structural design.<\/li>\n<li>Landscaping plan, including walkways, fences and walls, elevation changes, watering systems vegetation and ground cover.<\/li>\n<li>Parking area and driveway plan.<\/li>\n<li>Screening, including size, location, and method<\/li>\n<li>Utility connections.<\/li>\n<\/ol>\n<p><strong>My mailbox is damaged.
