Tiffany homeowners acknowledge the existence of the protective covenants as part of the documents signed during the property closing and are on notice to the provisions of said covenants. The covenants define the general provisions, architectural control process, duty of maintenance and assessments and outlines the responsibilities within for homeowners, The Tiffany Homeowners Association (HOA) Board members, and the Architectural Control Committee (ACC). The Covenants are located in the Documents Tab at the top of the page.
Tiffany homeowners are responsible for property maintenance iaw Paragraph 4.1 (Duty of Maintenance) in the covenants. Owners and occupants (including Lessees) of any part of The Properties shall jointly and severally have the duty and responsibility, at their sole cost and expense, to be that of The Properties so owned or occupied, including buildings, improvements and grounds in connection therewith, in a well maintained, safe, clean and attractive condition at all times. Such maintenance includes, but is not limited to the following: a. Prompt removal of all litter, trash, refuse, non-permitted vehicles and wastes; b. Lawn mowing; c. Tree and shrub pruning; d. Keeping lawn and garden areas alive, free of weeds, and attractive; e. Watering; f. Keeping parking areas, driveways, and roads in good repair; g. Complying with all government health and police requirements; h. Repainting of improvements; i. Repair of exterior damages to improvements.
The Tiffany HOA Board represents The Tiffany Community and has many responsibilities to include maintaining the entrances and common areas to a quality standard and enforcement of the neighborhood covenants. Periodic compliance checks are performed throughout the neighborhood. Residents are notified of issues that require attention and should perform the maintenance duty or responsibility required. For any failure to comply, the HOA Board has the right and power to take action to perform the maintenance, using an authorized agent, and legally seek reimbursement for all costs incurred.
Ensure your property is well maintained, clean, safe and in an attractive condition at all times. Look around your exterior property and identify any issues that may require cleaning, repair, and/or replacement. For example: does the fence need cleaning; is it dirty/grimy/green with algae; is it in need of repair/replacement boards, should it be stained/restained? Are the shrubs/bushes in need of trimming/ shaping or do they need removal/replacement? Are weeds present in the flower beds/yard that need to be removed/treated? Are there bare spots in the grass that need additional sod? Is the mailbox leaning/unstable/dirty/faded-does it need cleaning and painting? If you find any issues, take action as soon as possible to avoid a compliance notice.
