The Tiffany HOA Board

Thank you to all of the homeowners that participated in our recent ACC election.

The ACC is responsible for enforcing the association’s architectural standards. This committee reviews proposals for changes and modifications to a property, approving or denying them according to the guidelines outlined in the covenants.  The members have an integral function in executing business on behalf of the members/residents in maintaining a sense of continuity and conformity in order to preserve the beauty and appeal of the Tiffany community.

Call for ACC Candidates

Our annual Architectural Control Committee (ACC) election is approaching in order to fill three (3) openings. The election will be conducted primarily via on-line electronic means.
The HOA Board would like to extend a call for volunteers who are interested in serving on the ACC for a 1-year term (June 15, 2018 – June 14, 2019). The role of the ACC is paramount to maintaining neighborhood conformity and a desirable appearance. The duties include, but are not limited to, review and make decisions on all exterior home and landscape projects. For further info, refer to The Tiffany covenants found at our website (http://www.tiffanyhomeowners.org/)
If you are interested in serving, please forward your name and a brief biography (1-2 paragraphs) to thetiffanyboard@gmail.com by May 15th, 2018. The biographies will be distributed to the HOA, please refrain from including sensitive personal information. Please note, candidates must be in good standing on annual HOA dues and homes fully compliant with respective covenants. Current ACC members who desire to continue serving should follow the same process.
Shortly after May 15th, each HOA Class A member household e-mail address on record will receive a single, unique password in which to cast your votes online. Each household may vote for a maximum of three (3) candidates. Hard copy ballots will be provided to households for which no e-mail address is on record or have indicated they do not prefer to receive correspondence via e-mail. Votes must be cast by June 1, 2018.
Results will be announced once all votes are counted during the 1st week of June. Please e-mail any questions to thetiffanyboard@gmail.com. Thank you very much!

2018 HOA Meeting Recap

Two weeks ago, The Tiffany HOA held its 4th annual meeting at the Word in Season fellowship hall. There were about 45 residents in attendance. Thank you to those for sacrificing your personal time to attend.
Election results were annouced. Nancy Wilkeson will continue another term on the board and will remain treasurer. Sheri Guile is our newest board member and will serve as president over the next year. The three continuing members are Will Davis, who is transitioning from president to member-at-large; Jonathan Davis, who will continue as secretary; and Vince Smith, who will continue as Vice President. Leaving the board is John Lange. The board thanks John for his service to the neighborhood.
The 2018 HOA budget was approved and a review of 2017 expenditures was conducted. Understandably, not all could attend so the slide presentation has been posted on the website. You’ll also find the approved 2018 budget and the detailed 2017 ledger.

Urgent Crime Alert

Good morning,
Those of you who are members of the neighborhood Facebook group are aware of the recent mail and package thefts, vehicle entries, and even Christmas decoration thefts. However, many residents are not on social media and may not be aware of these incidents.
Outgoing mail is being stolen regularly from mailboxes. The thieves open the mail, remove any checks, credit card information, gift cards, etc. and then discard it. The HOA Board advises that you do not use your mailbox for outgoing mail. Here are some alternatives:
  • There are four mail pods in Phase 6 of the Tiffany. Each has a secure outgoing mail slot.
  • Drop your mail in one of the blue USPS mailboxes. You can use https://www.mailboxmap.com to find a convenient USPS mailbox.
When the mail is stolen, not only do bills become overdue, but the resident also becomes vulnerable to identity theft. If you find discarded mail near your home, please try to return it to the owner so that they are aware that it did not make it to its intended destination and can notify their financial institutions accordingly.
Residents have also reported missing packages. Here are several suggestions to avoid package theft:
  • Have your packages sent to an alternate location, such as your job.
  • Ask a stay-at-home neighbor to keep an eye out for your packages.
  • Subscribe to tracking information provided by the delivery services. You can opt to receive a text message when packages are delivered.
Residents have also reported vehicle entries. This typically happens in the early hours of the morning and items are removed from unsecured vehicles.
  • Ensure all valuables are removed from any vehicles parked outside.
  • LOCK your doors.
  • Leave your outside lights on.
Last year, Sgt. Zimmerman from the Houston County Sheriff’s Office spoke to our neighborhood. Several of his suggestions are included above. He also suggested that residents:
  • Place your house on “house watch” when going out of town. This is a service where local law enforcement will check on your home.
  • Call and report anything suspicious. Local law enforcement allocates their patrols based on the number of calls from an area. If crimes aren’t being reported from The Tiffany, there’s no reason for our neighborhood to be patrolled.
Below are the telephone numbers for reporting the crimes mentioned above:
Warner Robins Police Department: 478-302-5378 or 911
Mail theft – United States Postal Inspection Service: 1-800-ASK-USPS
These issues are not unique to The Tiffany — nice neighborhoods are always a target. But being vigilant and following the suggestions above can reduce the likelihood of you becoming a victim.

As most of you know, the Architectural Control Committee approves external improvements as defined by the covenants as well as variances to the covenants.
New Architectural Control Committee Members

The 2017 ACC nomination process resulted in three members to fill the three available positions, so no vote was required.

The members of the Architectural Control Committee serving through June 2018 are:

Ed Jones

David Mills

Alphonso Thomas

The HOA board would like to thank Larry Kijawski for his service on the ACC over the past year as well as Robert Gabe for his service on the ACC since its inception.  We also thank Ed and David for volunteering and thank Al for both volunteering and serving for a second term.

Revisions to the Architectural Control Committee Process
In order to make the approval process as efficient as possible, all future ACC requests should be sent directly to thetiffanyacc@gmail.com.  The HOA board has collaborated with the ACC on the creation of a standard variance request form which defines exactly what information should be submitted to the ACC. The form was designed to save time for both the ACC and the homeowner. It can be found here on our web site. The ACC has committed to responding with an approval, disapproval, or a request for more information as quickly as possible.
In the coming months, other efforts to streamline the ACC process are forthcoming, including automating the form. We are continually refining our processes as the size of neighborhood grows.
Questions or Comments
