Our annual Architectural Control Committee (ACC) election is approaching in order to fill three (3) openings. The election will be conducted primarily via on-line electronic means.
The HOA Board would like to extend a call for volunteers who agree to serve on the ACC for a 1-year term (June 15, 2017 – June 14, 2018). The role of the ACC is paramount to maintaining neighborhood conformity and a desirable appearance. The duties include, but are not limited to, review and make decisions on all exterior home and landscape projects. If interested in serving, please forward your name and a brief biography (1-2 paragraphs) to thetiffanyboard@gmail.com by May 7th, 2017. The biographies will be distributed to the HOA, please refrain from including sensitive personal information such as phone number, e-mail address, social security number, financial records, etc. Please note, candidates must be in good standing on annual HOA dues and homes fully compliant with respective covenants.
By May 15th 2017, each HOA Class A member household e-mail address on record will receive a single, unique password in which to cast your votes online. Each household may vote for a maximum of three (3) candidates. Hard copy ballots will be provided to households for which no e-mail address is on record or have indicated they do not prefer to receive correspondence via e-mail. Votes must be cast by June 1, 2017. Hard copy ballots may be returned (postmarked by June 1, 2017) to:

Last week, The Tiffany HOA held its 3rd annual meeting at the Word in Season fellowship hall. There were over 50 residents in attendance. Thank you to those for sacrificing your personal time to attend. We were fortunate to have two guest speakers come in from the Sheriff’s Dept and City Storm Water Management Dept. In addition, City Councilman Tim Thomas paid us a surprise visit. While sometimes passionate, our discussions were extremely civil–a true indicator of the quality of our residents.

Our guest speaker Sgt Mike Zimmerman discussed safety/security and Mr. Krag Woodyard covered the storm water management process and the importance of keeping our streets and drainage systems free of debris and trash. As a follow-up to the meeting, Krag has provided this link to the ordinances on trash cans and limb/leaf pick up.

In addition, the 2017 HOA budget was approved and a review of 2016 expenditures was conducted. Understandably, not all could attend so the slide presentation and minutes has been posted on the website. You’ll also find the approved 2017 budget and the detailed 2016 ledger.

Finally, we congratulate our newest Board members–Will Davis, John Lange, and Vince Smith. Our elections came down to the slimmest of margins which goes to show how important it is for each household to participate in the process. These three will join incumbent members Jonathan Davis and Nancy Wilkeson. Ray Sturm and Jamie Guile will step down this cycle but are both appreciative of the opportunity to serve The Tiffany.

Thanks very much to the entire neighborhood for your cooperation and support over the past year. This has truly been impactful to the strength and effectiveness of our HOA. If you see members of the Word in Season congregation, please extend your gratitude for allowing our use of their fellowship hall once again.

This is a reminder that the annual homeowner’s association meeting is scheduled for this Thursday, February 16 at 6:00 pm at Word in Season Ministries.  We hope you’ll join us.

Each year, we invite a guest speaker who can bring value to the neighborhood. Last year, a master gardener from UGA’s local extension office provided some great tips on lawn and pecan tree care. This year, our guest speakers will be from our local governments.

A representative from the City of Warner Robins will speak briefly on storm water management and answer your questions. This might be of particular interest to those of you who live on the Phase 5 pond or those of you with drainage issues.

Additionally, a deputy sheriff from the Houston County Sheriff’s Office will speak briefly about safety issues and also answer questions. If you have concerns about speeders, strange cars, or suspicious people, you’ll want to attend.

We’ll also announce the results of the 2017 HOA Board elections and present and vote on the 2017 budget.

If you haven’t voted yet, the link specific to your home was emailed to you. The election window ends on February 13.

The current HOA Board would like to extend an invite to those interested in serving the next term, which will be Mar 17 – Feb 19. As per the By-Laws, Board terms are two years. At this time, there are three positions coming open; President, Vice President, and member at-large.To be on the Board, one must be a Class A member (homeowner) of the association and in good standing on assessments. In addition, no more than one household member may serve on the Board at a time.

An active HOA and Board are the lifeblood to preserving the quality, appearance, and home values of any neighborhood. The Board is a great way to serve the community and ensure the Covenants are reasonably enforced.

If interested, please submit your name, address, and a brief (1-2 paragraphs) bio to thetiffanyboard@gmail.com. Please include a bit about yourself and why you’d like to serve but DO NOT include any sensitive information as the bios will be presented to the neighborhood. We will be holding elections the month of Jan 17. Our intentions are to introduce the new Board members at our next annual HOA meeting the 3rd week in Feb 17.

We have new families moving into our neighborhood every week. Join us on Saturday, September 24 from 4pm – 7pm for our first neighborhood picnic and meet & greet. The event will take place on the neighborhood green space — 407 Taylor Elaine Drive.

Bring the entire household, although we request that this be limited to residents only. The HOA Board will provide meat, drinks, and a bounce house for the kids. Bring a side dish or a dessert to share.

If you find yourself pressed for time that day and can’t get something together or if you can’t stay the entire time, stop by and join us anyway!

Annual Yard Sale Dates

By all accounts, the Spring 2016 neighborhood yard sale was a success. To those who didn’t participate, thank you for tolerating the additional traffic.

Rather than planning yard sale dates each year, the HOA board has opted to create annual yard sale dates. Each year, the neighborhood fall yard sale will be held the Saturday following Columbus Day. The spring yard sale will be held the Saturday following Mother’s Day.

Please don’t hesitate to contact us with any suggestions on ways to improve these events.

ACC Election Results

Good evening neighbors,
On behalf of the HOA Board, I’d like to congratulate our newest ACC members: Robert Gabe, Larry Kijawski, and Alphonso Thomas. These three gentlemen will serve a 1-year term from 1 Jun 16 – 31 May 17.

In addition, I’d like to thank our outgoing ACC team consisting of Robert Gabe, John Grady, and Trish Ross. They’ve done a diligent job and it has really made a difference. Note – Robert was elected to a second consecutive term.

Finally, thank you to all the candidates this year for their willingness to serve The Tiffany. We had a total of 54 homes represented during the voting process–thank you for taking the time and interest to participate.

The Tiffany Neighbors,

In the next week or so, we will be conducting our Architectural Control Committee (ACC) elections. The tenure for this cycle will be 1 June 2015 – 31 May 2017. This year, we had four candidates step up for three open positions on the committee.

For the voting process, each Class A household (property owners) will receive an e-mail with an electronic ballot and a unique code that can only be used once. Please note, votes may be cast for a maximum of three candidates.

Voting will be thru May 23rd, after which we will announce the results via e-mail, Facebook, and our community website.

On behalf of the HOA Board and the current ACC, I’d like to thank these four men for volunteering. The ACC is an integral function to maintaining the conformity and beauty of The Tiffany. To help familiarize you with the candidates, we are providing a short bio on each.

In addition, I’d like to thank the current ACC –John Grady, Trish Ross, and Robert Gabe—for a superb job over the past year. They reviewed and provided decision on 56 project requests…some of these were very tough. Thanks for your diligence and dedication John, Trish, and Robert!

Finally, thanks to all in the neighborhood who work so hard to maintain your properties to a high standard. It really makes a difference. We look forward to receiving your votes and hope all have a great rest of the week!

ACC Reminders

With this great spring weather, most are ready to start those yard projects that were put off during the winter. This said, prior to starting any exterior project, please ensure the Architectural Control Committee (ACC) has reviewed and approved. Doing so could prevent headaches, and most importantly, lost time, money, and energy. In addition, ensure you refer to your specific phase/section’s covenants. Copies of all plats and covenants are available at tiffanyhomeowners.org under the Documents tab.

Please let any of your HOA Board or ACC members know if you have questions.

Finally, we are scheduled to have our ACC elections in May. We need a minimum of 3 volunteers in order to conduct the election. Unfortunately, we only have one volunteer at this time. The ACC function is paramount to retaining the desirable appearance of The Tiffany which in the end impacts our property values. The current ACC conducts all project reviews/approvals via e-mail so time invested can be minimal depending on the complexity of the project. Please consider serving your neighborhood in this capacity.

Good evening neighbors,

Warm weather is in full swing which means it’s time to do those spring cleaning projects we put off during the winter months. While our homes are well constructed, unfortunately none are maintenance free. That said, many of our homes and property need some TLC. Fences require repair and staining, bushes need trimming, landscape beds and yards need weeding, moldy mailboxes and porches need pressure washing, and so forth. Undoubtedly, The Tiffany is a beautiful neighborhood and we all should do our part in maintaining it to the highest of standards. Without your efforts, it’ll become just another old neighborhood…fallen into disrepair like so many others that can be seen after a decade or so of existence. Let’s prevent that from happening!

For those struggling with turf issues, consider getting a professional opinion. Any good landscaper will first test the soil in order to discover what it’s lacking. According to our annual HOA meeting guest speaker, Ms. Teddie Berrie, the UGA Houston County Extension Office will analyze soil samples for $7. She also recommended an aggregate 1″ or so of water per week. The soil samples and proper watering will prevent spending money unnecessarily.

The HOA Board pledges to meet its obligation of maintaining the entrances and common areas to a very high standard. In the next few weeks, the East entrance will receive extensive sod work and new coating on the fence. Outside of an unforeseen contingency, the plan is to alternate intensive care between each entrance and common area every other year.

Finally, for those that have already started your spring home and yard maintenance–THANK YOU!! Your efforts are very much appreciated and will go a long way in protecting our investments by preserving The Tiffany’s remarkable quality and appearance.
