Urgent Crime Alert

Good morning,
Those of you who are members of the neighborhood Facebook group are aware of the recent mail and package thefts, vehicle entries, and even Christmas decoration thefts. However, many residents are not on social media and may not be aware of these incidents.
Outgoing mail is being stolen regularly from mailboxes. The thieves open the mail, remove any checks, credit card information, gift cards, etc. and then discard it. The HOA Board advises that you do not use your mailbox for outgoing mail. Here are some alternatives:
  • There are four mail pods in Phase 6 of the Tiffany. Each has a secure outgoing mail slot.
  • Drop your mail in one of the blue USPS mailboxes. You can use https://www.mailboxmap.com to find a convenient USPS mailbox.
When the mail is stolen, not only do bills become overdue, but the resident also becomes vulnerable to identity theft. If you find discarded mail near your home, please try to return it to the owner so that they are aware that it did not make it to its intended destination and can notify their financial institutions accordingly.
Residents have also reported missing packages. Here are several suggestions to avoid package theft:
  • Have your packages sent to an alternate location, such as your job.
  • Ask a stay-at-home neighbor to keep an eye out for your packages.
  • Subscribe to tracking information provided by the delivery services. You can opt to receive a text message when packages are delivered.
Residents have also reported vehicle entries. This typically happens in the early hours of the morning and items are removed from unsecured vehicles.
  • Ensure all valuables are removed from any vehicles parked outside.
  • LOCK your doors.
  • Leave your outside lights on.
Last year, Sgt. Zimmerman from the Houston County Sheriff’s Office spoke to our neighborhood. Several of his suggestions are included above. He also suggested that residents:
  • Place your house on “house watch” when going out of town. This is a service where local law enforcement will check on your home.
  • Call and report anything suspicious. Local law enforcement allocates their patrols based on the number of calls from an area. If crimes aren’t being reported from The Tiffany, there’s no reason for our neighborhood to be patrolled.

These issues are not unique to The Tiffany — nice neighborhoods are always a target. But being vigilant and following the suggestions above can reduce the likelihood of you becoming a victim.

ACC Reminders

Neighbors,
With this great spring weather, most are ready to start those yard projects that were put off during the winter. This said, prior to starting any exterior project, please ensure the Architectural Control Committee (ACC) has reviewed and approved. Doing so could prevent headaches, and most importantly, lost time, money, and energy. In addition, ensure you refer to your specific phase/section’s covenants. Copies of all plats and covenants are available at tiffanyhomeowners.org under the Documents tab.

Please let any of your HOA Board or ACC members know if you have questions.

Finally, we are scheduled to have our ACC elections in May. We need a minimum of 3 volunteers in order to conduct the election. Unfortunately, we only have one volunteer at this time. The ACC function is paramount to retaining the desirable appearance of The Tiffany which in the end impacts our property values. The current ACC conducts all project reviews/approvals via e-mail so time invested can be minimal depending on the complexity of the project. Please consider serving your neighborhood in this capacity.

Good evening neighbors,

Warm weather is in full swing which means it’s time to do those spring cleaning projects we put off during the winter months. While our homes are well constructed, unfortunately none are maintenance free. That said, many of our homes and property need some TLC. Fences require repair and staining, bushes need trimming, landscape beds and yards need weeding, moldy mailboxes and porches need pressure washing, and so forth. Undoubtedly, The Tiffany is a beautiful neighborhood and we all should do our part in maintaining it to the highest of standards. Without your efforts, it’ll become just another old neighborhood…fallen into disrepair like so many others that can be seen after a decade or so of existence. Let’s prevent that from happening!

For those struggling with turf issues, consider getting a professional opinion. Any good landscaper will first test the soil in order to discover what it’s lacking. According to our annual HOA meeting guest speaker, Ms. Teddie Berrie, the UGA Houston County Extension Office will analyze soil samples for $7. She also recommended an aggregate 1″ or so of water per week. The soil samples and proper watering will prevent spending money unnecessarily.

The HOA Board pledges to meet its obligation of maintaining the entrances and common areas to a very high standard. In the next few weeks, the East entrance will receive extensive sod work and new coating on the fence. Outside of an unforeseen contingency, the plan is to alternate intensive care between each entrance and common area every other year.

Finally, for those that have already started your spring home and yard maintenance–THANK YOU!! Your efforts are very much appreciated and will go a long way in protecting our investments by preserving The Tiffany’s remarkable quality and appearance.
